What does the Tenant Protector Plan ® cover?

Protection for you as the landlord

  • Choose from $60,000 or $100,000 limit of liability for tenant-negligent property losses
  • $1,000 Skip Rent Coverage

Protection for your tenant

  • $10,000 of contents coverage (subject to a $500 deductible) following a covered peril property loss.
  • Coverage for contents for non-negligent tenants of affected units, with a $2,500 sublimit per unit. Subject to a maximum of $7,500 per occurrence.

If you are a landlord, the The Tenant Protector Plan ® can provide coverage for tenant-caused negligent losses. In the event of a tenant-caused negligent loss, your property carrier will make you whole for that loss. The limit of liability allows your property carrier to recover some or all of their loss payout, which can stabilize your property rates over time.

What if my tenants have renter's insurance?

Your tenants can go out in the open insurance market and purchase an annual renter’s insurance policy by paying a couple months of premium up front. However, failure to make their monthly payment will cause their coverage to lapse, leaving you responsible for any damages to your property. Our Tenant Protector Plan® allows you to ensure that coverage is in force when you need it most.

How much does the Tenant Protector Plan ® cost?

Cost for the Tenant Protector Plan ® will depend on the number of units insured and limit of liability chosen, but is typically $10 – $15 per unit (plus taxes and fees), per month. Because of such a low cost, some investors choose to pass on the cost of the plan on to their tenants in their lease.

What deductible should I choose for the Tenant Protector Plan®?

Under the Tenant Protector Plan ® the limit of liability is subject to a $500 deductible. Your tenant also has a $500 deductible on their contents coverage.
