What does the Tenant Protector Plan ® cover?

Tenant Liability

Liability coverage for tenant-negligent property losses

  • Choose a $60,000 or $100,000 coverage limit
  • Covered causes of loss include Fire, Explosion, and Smoke
  • Subject to a $500 deductible

Property Coverage

Sewer & Drain Back-up* coverage for damage to the property caused by a clogged sewer line, failed sump pump, or backed-up drain that forces water into the home.

  • $10,000 coverage limit^
  • Subject to a $500 deductible
*only covers water damage to the property, does not cover damage to service lines (which can be purchased on our Service Lines policy)

Contents Coverage

Coverage to replace belongings owned by the renter that are damaged in a property loss caused by their own negligence.

  • Negligent party contents coverage
    • $10,000 coverage limit
    • Subject to a $500 deductible
  • Belongings of nonnegligent tenants of adjoining units affected by the same covered property loss
    • $2,500 coverage limit per unit
    • $7,500 aggregate limit per loss
  • Covered causes of loss:
    • Fire
    • Explosion
    • Smoke

Skip Rent Coverage

Up to $1,000 reimbursement to cover the last month’s rent if a tenant skips out mid-lease without warning.

  • Covered causes of skip rent:
    • Tenant moves out without notice (on a 3-month or longer lease contract)
    • Military deployment
    • Untimely death
    • Completed eviction triggered by financial hardship or renter breaking the terms of the lease

^Please note that we have multiple carrier contracts that underwrite our TPP coverage with several differences. Review your policy carefully and discuss the specifics of your coverage with your advisor.

In the event of a tenant-caused negligent loss, your property carrier will make you whole for that loss. The tenant liability within the TPP allows your property carrier to recover some or all of their loss payout, which can stabilize your property rates over time.

What if my tenants have renter's insurance?

Hopefully, your tenants purchase an annual renter’s insurance policy. However, failure to make their monthly payment will cause their coverage to lapse, leaving you responsible for any damages to your property that may be caused by their negligence. Our Tenant Protector Plan® allows you to ensure that coverage is in force when you need it most. In the event of a loss for which they are held liable and their rents insurance is in force, the TPP would work in excess of their liability limit. How much does the Tenant Protector Plan ® cost?

Cost for the Tenant Protector Plan ® will depend on the number of units insured and limit of tenant liability chosen, but is typically $10 – $15 per unit (plus taxes and fees), per month. Because of such a low cost, some investors choose to pass on the cost of the plan on to their tenants in their lease since they also benefit from this coverage.
