As platforms expand their damage protection offerings, many hosts assume their properties are fully covered, but platform-based protections and rental property insurance serve very different purposes. What is Vacation Rental Damage Protection?

Vacation rental damage protection is a general term for the safeguards offered by short-term rental platforms like Airbnb and Vrbo. These protections cover accidental guest-caused damage but are limited to specific situations. Short-term rental owners must be aware that these property protections act as a secondary safeguard and are not a replacement for a property insurance policy.  

Airbnb’s AirCover for Hosts

AirCover for Hosts includes $3 million in Host Damage Protection. There is no opt-in required for AirCover. By agreeing to list a property on their site, you are automatically covered whenever you host a stay booked on Airbnb. 

According to Airbnb, the Host Damage Protection portion of AirCover provides protection for: 

  • Damage to your home, furnishings, valuables, or belongings caused by guests (or their invitees) 
  • Damage to parked cars, boats, or other vehicles caused by guests (or their invitees) 
  • Extra cleaning costs required to remove stains left by guests (or their invitees) or pet accidents, smoke odor removal, or when required due to additional unapproved guests 
  • Income lost if you need to cancel confirmed Airbnb bookings due to damage caused by a guest (or their invitees) 

Vrbo’s Damage Protection

Vrbo offers two options for managing guest damage—Property Damage Protection (PDP) and a refundable damage deposit.  

According to Vrbo’s website, their Property Damage Protection (PDP) is non-refundable insurance purchased by travelers to help protect them from paying out of pocket for accidental damage they may cause to your rental. Hosts can choose to require travelers to purchase PDP. Damage Protection can also reimburse renters if their refundable damage deposit is withheld due to a covered loss.  

Hosts may also choose to set a refundable damage deposit amount that guests will be responsible for if they cause damage to your property. Guests would be required to pay this deposit upfront. Hosts have up to 14 days following guest checkout to file a dispute.

Rental property insurance is a dedicated insurance policy designed to protect investment properties from structural damage. While the damage protections offered by rental platforms like Airbnb and Vrbo focus primarily on guest-caused incidents, vacation rental property insurance provides broader and more consistent coverage for short-term rentals.
